Full Property Management Services
We will provide the following services where you ask us to manage the property during the tenancy:
Visit you at your property to provide a free rental evaluation and any other advice which you may require about letting your property.
Advertise the property in local papers and on our website, therefore also attracting tenants from outside the local area. Rotherlets also benefits from a constant stream of enquiries from prospective tenants due to being a recognised agent in the Rotherham area and therefore often have excellent tenants ready and waiting.
All viewing appointments arranged and accompanied by a member of staff.
Obtain and evaluate references for any prospective tenant and carry out credit checks.
Prepare and arrange a standard shorthold tenancy agreement and any other documents which are necessary.
Arrange for an inventory to be done including digital photographs, written report and schedule of condition.
Collect a deposit (bond) from the tenant to secure the property (and send this to the Deposit Protection Scheme) and one month's rent payable in advance upon signing the tenancy agreement and handing over the keys.
Supervise the transfer of gas, electricity and council tax accounts into the tenant's name.
Receive the rental payments monthly in advance, preferably via standing order from the tenant's bank account and then paid direct into your bank account, minus our fee.
Note:
Housing Benefit tenants rent is paid 4 weeks in arrears.
Arranging any necessary repairs or maintenance. We employ quality contractors and tradesmen at all levels, experienced local people in all trades and can supply competitive quotes for any works to be carried out.
Be responsible for the day to day management of your property which may involve arranging for general repairs or maintenance to be carried out. In the event of an emergency, we reserve the right to carry out repairs subject to an agreed limit of £100.
Visit the property periodically, and send a written condition report. It is important to note that any visit will only identify visible or clear problems at the property. They will not include the checking of the inventory and/or schedule of condition.
At the end of the tenancy check the inventory and/or schedule of condition to assess whether the property is in a reasonable state of repair, subject to fair wear and tear. If necessary we will make any appropriate deductions from the deposit to cover the tenant's share of the cost of repairs, replacement or as compensation for the diminution in value of any furniture or contents.
Ask the Deposit Protection Scheme to return the bond upon agreement between you and the tenant that the property has been left in a satisfactory condition, with reference to the initial inventory.
We reserve the right to vary these Terms of Business on giving you twenty eight days written notice
