Applying for A Property
When you view a property, you will be asked to complete an Application Form. We will then take professional and character references and carry out a credit check if you are keen to rent the property. Our one off administration fee of £86 is highly competitive in the local area.
Due to the volume of interest in properties offered by Rotherlets, we advise that you contact us as soon as you notice a property which is potentially to your liking. |

Tenancy Agreement
Normally an Assured Shorthold Tenancy Agreement. The Agreement is usually for between six and twelve months and sets out the terms and conditions of the Tenancy. It is signed by you as the Tenant and by the Landlord (or by Rotherlets on behalf of the Landlord).
We request that you read the Tenancy Agreement in full before signing so that you are aware of all your obligations. |

Deposit
From 6 April 2007, all landlords and letting agents taking deposits for assured shorthold tenancies (ASTs) in England and Wales must safeguard them with a Government-authorised tenant deposit protection scheme.
Rotherlets use The Deposit Protection Service (DPS). Any questions relating to this scheme can be directed to our office.

Rental Payments
You are contractually required to adhere strictly to the rental payment schedule. Rent is payable monthly in advance. The first month's rent must be paid by cash, banker's draft or cleared funds before you occupy the property. The second and subsequent months are paid by bank standing order. |

Utility Accounts
Utility accounts (e.g., Council Tax, water, telephone, electricity and gas) are your responsibility during the Tenancy. Rotherlets will inform relevant companies of your name and the meter readings but you are responsible for setting up your own accounts. |

Contents Insurance
You are responsible for insuring your own contents. |

Inspections
We will inspect the property quarterly. You will be notified of the date and time of these inspections so that you can arrange to be present. You will be asked to sign a Property Inspection Report after each inspection to identify any problems and to agree in principle any required action. |

Vacation and Termination
If you vacate the property before the expiry date of the fixed term, you will have to pay the rent up to the end of the agreement or until a replacement Tenant is found.
To terminate your Tenancy, you must give us at least one month's notice in writing to expire on the last day of a rental period. |
